1. Discovery & Visioning: We begin by listening. During our kickoff meeting, we dive deep into your lifestyle, functional needs, aesthetic preferences, and budget. We’ll walk through our existing floorplans & elevations (or work from your custom sketch) to find what resonates, then begin to sketch the broad strokes of your ideal home.
2. Site / Lot Evaluation: Before fully committing, we thoroughly assess your chosen lot (or help you choose) orientation, views, topography, sun exposure, drainage, setbacks — all of which influence how your home will perform, feel, and live for years to come.
3. Conceptual Design & Floorplan Selection: Using what we learn from you and your lot, we present refined schematic options. You’ll select an elevation and layout as a foundation. From there, we dial in key spatial relationships (public vs. private zones, flow, sightlines) so the bones of your home feel naturally right.
4. Selections & Customization: Here’s where you bring personality. Together with our design team, you’ll choose finishes, materials, trim details, lighting, hardware, cabinetry, flooring, etc. We guide you to ensure consistency, balance, and cohesion — making sure your home feels intentional and timeless.
5. Engineering, Permitting & Documentation: With plans approved, we move into structural engineering, mechanical / electrical / plumbing coordination, and construction documentation. We handle permitting, ensure code compliance, and manage all technical drawings so everything is ready for construction.
6. Construction & Oversight: As construction begins, we prioritize communication and quality control. You’ll receive regular updates, site visits, and milestone walkthroughs. Our project managers coordinate subcontractors, materials, inspections, and fix any issues proactively — ensuring your home is built to the standard you expect.
7. Client Walkthrough & Punch List: Once construction nears completion, we conduct a detailed walkthrough. Together, we document (punch list) any final items to adjust or correct. We address those promptly so when you move in, your home is exactly what you envisioned.
8. Final Handover & Warranty: We hand over the keys, but our relationship doesn’t end there. We provide you with a complete home care manual, conduct a warranty period (one year), and remain on call to assist with any issues or adjustments. Your satisfaction is our legacy.
